Asphalt Coatings Company Completes Infrared Asphalt Repair at Rockrimmon Shopping Center and Kohl's on Powers Boulevard in Colorado Springs, Colorado
Retail parking lots in Colorado Springs have to stay open for shoppers while they are being fixed. Two recent Asphalt Coatings Company projects show how that works: infrared asphalt repair at Rockrimmon Shopping Center on Delmonico Drive, finished in one day while the shops stayed open, and crack sealing with overnight striping at Kohl's on North Powers Boulevard.

Infrared Repair at Rockrimmon Shopping Center
Asphalt Coatings Company repaired the parking lot at Rockrimmon Shopping Center with infrared heat. Most of the repairs are long strips of asphalt beside the concrete pans that run down the stall rows. Others sit in the front row along the shops. All of it was done in one day, while the shops stayed open.
How Each Strip Was Repaired
- Heat: a truck-mounted infrared heater sat over the worn asphalt until it softened.
- Rake: with the heater lifted away, the crew raked the hot material level against the concrete pan.
- Roll: a small roller compacted the strip while it was still steaming.
- Finish: the finished strip sits flush with the concrete, one continuous dark band from end to end.
Repairs Along the Rockrimmon Storefronts
Asphalt Coatings Company placed infrared repairs in front of the shops at Rockrimmon Shopping Center. The repairs cross the parking rows close to the doors. One runs nearly the full length of the building. Another ends at a storm drain beside the concrete barrier at the end of the row.
Because infrared repair reheats and reworks the existing asphalt in place, the crew could move strip by strip through the lot without closing the center.
Crack Sealing at Kohl's on Powers Boulevard
Asphalt Coatings Company sealed cracks across the Kohl's parking lot on North Powers Boulevard. Long cracks were filled with black sealant first. The sealant shows as black bands running through the stall rows and drive aisles. Some cracks cross the lot in straight lines for many stalls; others meet in a V.
In the early light, the sealed cracks stood out against the faded old striping, before any new paint went on.
Overnight Striping at Kohl's
Asphalt Coatings Company restriped the Kohl's parking lot after dark. With the store closed, a walk-behind striper repainted the lot one row at a time in bright yellow.
What the New Markings Cover
- Yellow stall lines across the open lot, painted straight across the sealed cracks
- Hatched no-parking zones in front of the Kohl's doors and the Sephora entrance on the same building
- Blue accessible symbols and yellow hatched aisles at the ADA stalls between the bollards near the doors
- Red curb paint along the store walk, ending in a yellow curb nose
Keeping Colorado Springs Retail Lots Open
Asphalt Coatings Company schedules parking lot work around retail operations in Colorado Springs. At Rockrimmon, a one-day infrared repair let the shops keep trading. At Kohl's, striping was done overnight with the store closed. Both approaches keep customer access in place while the pavement and markings are restored.
